The Yachtsman Resort
Myrtle Beach, South Carolina
The Yachtsman Resort in Myrtle Beach, SC, has two 11-story oceanfront towers and 80 units. Constructed in the 1970s out of precast concrete panels, The Yachtsman was the first high-rise resort in the area.
Before contracting Lemonjuice Solutions, a discovery made during balcony renovations revealed significant structural deficiencies, particularly with damaged Post-Tensioned (PT) Cables in the South Tower. Initial repair plans proposed an unrealistic solution involving imported materials and foreign expertise, ballooning costs to nearly $3.3 million for the building.
Realizing costs exceeded the resort’s budget and questioning the recommendations of the management company, the Board sought Lemonjuice Solutions for help. We reevaluated the project, connecting with local engineers who proposed a cost-effective alternative. We achieved current building code compliance by repairing damaged cables and reinforcing interior shear walls with rebar posts, drastically slashing project costs. Subsequent investigations uncovered similar issues in the North Tower, prompting a parallel repair effort the following winter.
Despite the unforeseen challenges, our practical approach reduced projected costs from $3.3 million per building to $1.2 million for both towers.

Bay Club Resort
Ocean City, Maryland
Bay Club Resort is a five-story, 60-unit timeshare in Ocean City, Maryland, developed in 1978. When Lemonjuice assumed management in 2019, the Association had no reserves, and the building, amenity package, and grounds were in significant disrepair. The pool was routinely closed due to mechanical and plumbing issues. An engineering study of the building in late 2022 determined that the building was structurally sound. It also evaluated the required work to address concrete spalling and other mechanical system upgrades and provided specifications for the slider and window replacement project.
Lemonjuice started with a 5-year plan to bring efficiency to the property’s operations and build reserves through enhanced budgeting and forecasting practices. We completed a full survey of the facilities, furniture, fixtures, and equipment. Replacement of the 120 sliding doors on the bayfront side of the building and all windows was identified as a necessary and extensive project.
Lemonjuice assisted the Association in securing a construction line of credit and worked with the Board of Directors to establish a plan, budget, and scope of work to bring the entire facility up to a desirable, competitive standard. The Lemonjuice Facilities Management team drafted RFPs for the property’s improvements. Collaborating with the engineering firm, we presented our contractor recommendation, selected vendors, and negotiated contracts.
Anticipating post-COVID supply chain issues, we addressed landscaping and exterior lighting issues during slider fabrication. This work included the removal of trees that would impede work on the building and facilitated the safe placement of construction equipment. The work was scheduled to allow the building to remain occupied while sections were closed for the product installation. The building exterior has been repaired and recoated, and the sliding glass doors and window replacement will be completed by May of this year, in time for the summer season.
Overall, the property improvement plan included completely renovating the indoor swimming pool, replacing security doors in the public areas, and upgrading the WIFI, HVAC, fire suppression and warning systems, and windows and sliders. At a total price tag of $3.7 million, the work will be completed and paid for without a special assessment of the timeshare owners. Bay Club was restored to a modern, efficient, and desirable resort in a popular vacation destination.
When Lemonjuice Solutions assumed responsibility for Bay Club in 2019, the resort was in dire need of repairs, with no reserves and frequent pool closures. Egrets Point
Edisto Island, South Carolina
Egrets Pointe Townhouses are situated on one of South Carolina’s larger islands in Colleton County. At Egrets Pointe Town Homes, a transformative capital project addressed significant deferred maintenance and major moisture issues plaguing the 24-unit complex on Edisto Island. The comprehensive initiative encompassed a range of crucial improvements to enhance the property’s structural integrity and livability. Among the critical interventions were replacing aging decks, a fresh coat of paint to rejuvenate exteriors, and installing a state-of-the-art vapor barrier in the crawl spaces. Additionally, roofs were repaired or replaced as needed, providing essential protection against the elements and ensuring long-term durability.
With a total investment of $500,000, this strategic upgrade fortified the foundations against moisture intrusion and bolstered energy efficiency and longevity, ensuring residents a more sustainable and resilient living environment. Measures were implemented to optimize airflow throughout the units to combat moisture-related concerns, mitigating mold and mildew growth risk. The project tackled existing issues by strategically enhancing ventilation and airflow pathways and proactively safeguarding against future moisture-related challenges. The result is a revitalized community at Egrets Pointe Town Homes, where residents can now enjoy improved structural integrity, enhanced comfort, and peace of mind, ushering in a new era of quality living on Edisto Island.
The successful completion of the project resulted in the approval to transform existing two-bedroom units into three-bedroom residences, maximizing the property’s potential.
